Experienced Senior Management Team
Our senior management team has extensive experience in real estate investment, timberland asset management and public and private financial markets. The Principals of Rock Creek previously founded a traditional Timber Investment Management Organization (“TIMO”) that managed over 425,000 acres with a market value in excess of $500 million, prior to its sale in 2004. In addition, the Principals of Rock Creek have managed the investment of approximately $150 million in 40 opportunistic land investments with outstanding results.
Unique Investment Strategy
Our previous investments reflect a broad range of transactions including investments in both entitled and un-entitled raw land, developed land, commercial timber tracts and working farms and ranches. However, each investment shares a common overarching theme: We only acquire unique, marketable assets at below market values.

Our senior management team has deep experience in portfolio management, capital markets, real estate, land-use entitlements, environmental regulation and alternative investments. We have an experienced team of in-house land management and real estate professionals to examine the underlying economics of every portfolio decision. We have consistently demonstrated that our capital markets, real estate and portfolio management expertise, combined with our top-flight land management talent, can produce attractive risk-adjusted returns for investors.
Cost-Effective Investment Platform
Our structure, size and vendor relationships are all utilized to keep the cost of investing with us extremely low. Contrary to industry practice, we do not charge acquisition or disposition fees, nor do we bill for services performed by our in-house staff or any subsidiaries. These practices translate directly into higher returns for investors. Moreover, we have developed an extensive network of consultants, land-use attorneys and real estate brokers. Because of these long-standing working relationships, we are often able to achieve considerable time and cost savings, which directly benefits our investment returns.
Institutional Level Reporting and Asset Valuation
Land does not trade on an exchange and is not marked-to-market every day like most financial assets. Therefore, the valuation model employed must be diligent, consistent, comprehensive and performed on a regular basis to the highest of industry standards. Our valuation approach has consistently proven to be realistic, if not conservative, over time when measured against actual transactions. We are committed to ensuring that our investors have confidence in the valuation of their investment.
